A Glimpse Inside M3’s Building Remodels
When M3 applies its “magic” to one of its apartment buildings, the company is creating a master plan for care and refurbishing that looks ahead 30 years and beyond. For its properties in San Francisco, Oakland and Los Angeles, M3 takes its responsibility of residential caregiver seriously. The company is the steward of these buildings’ futures and of the experiences that residents will have in these environments for the decades to come. The company’s goal is to provide homes that exemplify quality, cleanliness, and safety at an affordable rental price (nearly always lower than average urban rents) for middle income workers.

When M3 invests in buildings, they are often under managed and in significant need of repair. From the onset, the M3 team creates a master plan for each building’s unique character and the restoration team remains faithful to that plan going forward.
The goal is to raise the standard of quality of the building—and with that, the experience and comfort of the residents. This entails maintaining the building’s unique style while upgrading safety, energy efficiency, systems and finishes, creating contemporary and comfortable residences that are offered at reasonable pricing within neighborhoods adjacent to employment, transportation, entertainment, and other city amenities.

To illustrate the improvements—and quality that goes into these remodels, check out the before and after photos of the M3 San Francisco properties located at 1677 Bush Street in Lower Pacific Heights and 1525 Clay Street in Lower Nob Hill.
At 1677 Bush, M3 refurbished a classic Victorian built at the turn of the 20th century. It has high ceilings and period fixtures. M3 remains true to the Victorian style while accommodating today’s modern lifestyles and in some cases delivers open floor plans that allow families to come together in these larger spaces. The building offers 21 units – a mixture of studios, and one- and two-bedroom apartment residences.

At 1525 Clay, which also reflects turn of the 20th century architecture — the refurbishing process restores the quality of the common areas and heightens the appeal of units within a building comprised of 12 junior one-bedroom homes. The difference between where M3 starts and ends with each apartment really shows the care put into delivering a quality living experience for residents.
